Sparkasse was planning a new headquarters and needed to decide its size before committing to a build. Every internal view on the "right" size was really an opinion, and the debate had become stuck and emotional.
We modelled real space demand and ran scenario planning against future workforce and desk-sharing assumptions, replacing assumption with a benchmarked, defensible number.
A building 32% smaller than originally planned, with a matching 32% projected reduction in energy cost, agreed without the internal argument that had stalled the project.
